Club Redevelopment Projects

Independent advisory for club redevelopments across NSW. See how we protect club boards through every stage of the development process.

Our Current Club Engagement

UpScale PM's active project is the Granville Diggers Club redevelopment, where we act as client-side project manager for the Club's board. Our scope has covered finalising the design, engaging the consultants needed for the Construction Certificate, running the tender and procurement process, and coordinating construction as James Clifford Construction delivers Stage One. The project is being delivered under an AS4902 Design and Construct contract, structured into separable portions that split design and certification work from construction and fit-out. Stage One construction began in March 2026. A project update dated 28 September 2026 targeted practical completion, including the Occupation Certificate, for 28 October 2026.

For a closer look at how that contract and delivery structure was set up, read Structured for Success: Delivering Granville Diggers Club via AS4902 and Separable Portions.

Who This Page Is For

This page is for club boards, CEOs, and directors who want to see how independent client-side project management works on a live redevelopment — the contract structure, procurement process, and construction-phase representation involved in delivering a registered club project, not just a marketing summary.

How This Relates to Our Services

The work on Granville Diggers spans three of the services we offer club boards: development planning and approvals, consultant and builder procurement, and construction oversight. Each phase of the project drew on a different part of that range, from finalising design and engaging the Construction Certificate consultants through to tendering the build and representing the Club during construction.

Wider Context

If you're researching the broader industry, our NSW Club Redevelopments page tracks major club redevelopment projects across the state. Our Insights section includes independent analyses of other clubs' redevelopment projects, drawn from public sources. And if your board is still working out where to start, our Resources page has practical tools — checklists, timelines, and budget templates — for boards planning their own project.
